Metal roofing

Standing seam metal roof, metal shingle roofing and exposed fastener metal for Tennessee homes

Thinking about metal? The right system depends on your roof's pitch, the look you want, and your budget. We will lay out the real tradeoffs before you spend anything.

Mobley Brothers Roofing & Renovation installs and repairs metal roofs across East and Middle Tennessee from our offices in Knoxville and Lebanon. Brothers Mike and David Mobley founded the company in 2007, and our metal crews install every common residential system: the standing seam metal roof, metal shingle roofing, and exposed fastener panels.

This page explains how those systems differ, how we help homeowners choose, what matters in the screws and seams, and what to do when an existing metal roof starts leaking.

Metal roofing crews for East and Middle Tennessee homes

Asphalt shingles are still the roof on most houses we work on, but metal is a regular part of our week. Recent jobs include standing seam installations in Louisville and Maryville in East Tennessee, a large standing seam job up in Blaine, and new commercial metal on a church building roughly a hundred years old. On one East Tennessee home, our framer is building new gables, windows, and a French door, and our metal crew is installing a standing seam roof as that work comes together, so the roof and the structure are one job.

Because we also handle framing and renovation, we can deal with what a metal job uncovers, from damaged decking to rafters, without handing you off to another contractor.

Benefits of a standing seam metal roof

A standing seam metal roof uses long panels joined at raised seams that run from the ridge to the eave. The fasteners are concealed under the seams instead of driven through the face of the panel. That is the key difference from exposed fastener metal: there are no rows of screws and washers sitting out in the sun and rain for decades.

Standing seam gives a clean, modern look with crisp vertical lines, and it sheds water and debris well. It is also the more expensive metal option. The panels take more skill and time to install, especially the taller seam profiles, and the materials cost more. When a homeowner asks us which metal roof is the better roof, Mike's answer is standing seam, and we are just as honest that it is not the right budget for everyone.

  • Concealed fasteners, with no exposed screws to wear out
  • Clean vertical lines that suit modern and traditional homes
  • Sheds water, leaves, and snow readily
  • Does not rot like wood or lose granules like shingles
  • Carries a Class A fire rating on most metal roofing systems
  • Reflects summer heat instead of absorbing it, which eases the load on the air conditioner
  • Recyclable at the end of its life, and most panels already contain recycled steel
  • Higher up-front cost and more demanding installation

Metal shingle roofing: a metal roof with a shingle look

Metal shingle roofing is made of formed metal pieces that interlock across the roof. Depending on the profile, they can resemble traditional shingles, shakes, or tile. Homeowners who want the durability of metal but do not want the long vertical lines of panels often choose metal shingles, and they can be a good fit on homes where a panel roof would look out of place.

Metal shingles are one of the three systems Mike walks customers through, along with standing seam and exposed fastener. We will show you how they would look on your house, explain how they are fastened and flashed, and compare the cost against the other options in your proposal.

Standing seam, metal shingles, or exposed fastener: comparing your options

This is the general comparison we walk through with homeowners. Your actual proposal will show the system, panel or shingle profile, color, and cost for your roof.

How we help you choose: pitch, look, and budget

The first question Mike asks on any metal job is whether the roof is steep enough to handle the water runoff. If it is, an exposed fastener panel is a workable option. If the roof is lower, or the homeowner wants a more refined look, metal shingles and standing seam come into the conversation.

After that, as David says, it comes down to two things: your budget and what you want the house to look like. We do not push the most expensive system. On one recent job, a homeowner started with exposed fastener panels and ZXL screws, then decided he wanted standing seam. We told him it was his money and his call, and that standing seam is a better roof. Either way, you get a written proposal with the materials and any decking contingencies stated up front.

Some roof shapes are harder in metal than in shingles. Crickets, the small triangular structures built behind chimneys and large posts to split water to either side, are difficult to form in metal. If your roof has details like that, we will explain how we will handle them before you commit.

Exposed fastener metal and the ZXL screw

Exposed fastener panels are held down by screws that go straight through the metal, each sealed with a rubber washer. On an ordinary screw, the sun's ultraviolet light and the weather wear that washer down over the years. Once the washer fails, water follows the screw into the roof, and the fix is replacing screws across the roof, which is time consuming.

When we install exposed fastener metal, we use ZXL screws, which have a cap that covers the washer and protects it from the sun. The oldest ones we have installed are roughly ten years old, and we have not had to replace any of them yet. We also repair plenty of exposed fastener roofs installed by others, including barn metal that was screwed or nailed down with the wrong fasteners and started leaking.

Metal roof repair and standing seam metal roof repair

Metal roofs last, but they still leak when something fails. The usual suspects are worn screw washers on exposed fastener roofs, open seams, flashing at chimneys and walls, pipe boots, and details where the original installer cut corners. Water under a metal roof can travel a long way before it shows, so we look carefully for the true entry point.

We repair metal roofs we did not install, and we will tell you honestly whether a repair makes sense or whether the roof has reached the point where replacement is the better investment. Our motto applies to metal too: repair when we can, replace when we should.

“A few months later we developed a leak in our metal roof, and we called on Mobley Brothers again to locate the leak and repair. Again they preformed very well and fixed a leak that was in a very odd place of the roof.”
Randy Manis on Google
“We had a metal roof that was put on by another company, I will mention. The front porch leaked liked crazy and would ruin the framing if not fixed properly. His foreman came out inspected the roof and Mike contacted me with a fair reasonable price and matched the color.”
Arthur Rogers on Google
“We had water damage under our metal roof and were able to get him out quickly to assess. Not only that, but they were quick to schedule our fix and walked us through the steps needed.”

FAQ

Questions homeowners ask

Straight answers, the way we would give them on your driveway. If yours is not here, call the office and ask.

More questions we get asked

Is a standing seam metal roof worth the extra cost?

For many homeowners, yes, because the fasteners are hidden under the seams instead of exposed to the weather, and the look is clean and long lasting. It costs more than exposed fastener metal and takes more skill to install. We show you both prices side by side so you can decide whether the difference is worth it for your home.

What is the difference between standing seam and metal shingles?

Standing seam uses long vertical panels joined at raised seams, while metal shingle roofing uses smaller interlocking metal pieces formed to look like shingles, shakes, or tile. Both hide their fasteners. The choice usually comes down to the look you want and the cost for your roof.

Can I switch from an asphalt shingle roof to metal?

Yes, many homes can switch from shingles to metal. We check the roof's pitch and the condition of the decking, remove the old roofing as needed, and install the metal system over a sound deck. The proposal lists any decking replacement cost up front.

Why does my exposed fastener metal roof leak around the screws?

Most likely the rubber washers under the screw heads have broken down from sun and weather. Once a washer fails, water follows the screw into the roof. The repair is replacing the screws, and on new exposed fastener roofs we use ZXL screws, which have a cap that protects the washer from the sun.

Do you repair metal roofs installed by other companies?

Yes. We regularly fix leaks on metal roofs we did not install, from residential panel roofs to barn metal fastened with the wrong screws or nails. We find the actual entry point, repair it, and tell you honestly if the roof is better off replaced.

How much does a metal roof cost?

The price depends on the system you choose, the size and pitch of the roof, the panel or shingle profile, and how much decking or detail work is needed. Standing seam is the most expensive of the three residential systems, and exposed fastener is the least. We give you a written proposal with real numbers for your roof, and financing is available upon credit approval.

Does a metal roof need maintenance?

Less than most roofs, but not none. Keep valleys and gutters clear of debris, have flashing and pipe boots checked, and on exposed fastener roofs, watch the screws and washers as the roof ages. A periodic roof inspection catches small problems before they turn into leaks.
