Roof leak repair in Lebanon, TN is the work David Mobley has put at the front of the Lebanon office. The free estimate you schedule with us is really a roof repair diagnostic: a trained repairman climbs your roof, traces the leak to its source, photographs it, and tells you what it takes to stop it. Not a salesperson measuring for a new roof. A repairman looking for the problem.

Our motto has been the same across the whole company for years: repair when we can, replace when we should. In Lebanon we mean the first half of that literally. If the roof can be fixed, we fix it, charge a fair price for the repair, and let the roof keep working for you.

Why we lead with roof repair in Lebanon

Plenty of roofing companies around Lebanon chase full replacements. That leaves homeowners with a leak and a sales pitch. David saw that gap and decided the Lebanon office would become the repair company people call first.

Here is the honest reason it makes sense for us too. A repair done right, at a fair price, is how a family business earns trust. When your roof does reach the end of its life, you will already know who told you the truth about it. A repair that stops a leak today is a very different decision from a whole roof, and you should not be pushed into the second when the first will do.

We will never bait and switch. You call about a leak, we diagnose the leak, and the proposal we write is for the leak. If we see something bigger while we are up there, we photograph it and explain it separately, so you can decide what to do and when.

How our roof repair diagnostic works

  1. 01

You tell us what you are seeing

A drip in the kitchen, a brown ring on a bedroom ceiling, shingles in the yard, a musty attic. Where the water appears inside is our first clue, even though it is rarely directly under the entry point.

  2. 02

    We go up and look

A repairman inspects the roof in person: pipe boots, flashing at walls and chimneys, valleys, ridge vents, exposed nails and the shingles themselves. On older homes we look harder, because hidden decking problems are more likely.

  3. 03

    We photograph the cause

You see what we see. David tells the story of pointing to a single nail in a ridge vent and saying, that is where the water is coming in. That is the standard: a specific cause you can look at, not a vague worry.

  4. 04

You get a written repair proposal

The proposal is electronic and in writing, with terms and conditions. If you want every item broken out, ask and we will itemize it.

  5. 05

We fix it and show you the finished work

Many repairs can be finished in a single visit. When the job is done we photograph the completed repair, so you know exactly what was replaced and sealed.

Signs your Lebanon roof needs repair

Some roof problems announce themselves with a drip. Others stay quiet until the ceiling gives. If you notice any of these, schedule a roof repair diagnostic before the next hard rain.

  • Water stains, bubbling paint or sagging drywall on a ceiling or upper wall.
  • Shingles missing, creased or lifted after wind.
  • A cracked or split rubber collar around a plumbing vent pipe (the pipe boot).
  • Rust, gaps or loose sealant where the roof meets a chimney, wall or skylight.
  • Leaves and debris packed into valleys or around pipe boots, especially after fall.
  • Nails backing out and lifting the edge of shingles.
  • Damp insulation, a musty smell or daylight in the attic.
  • Granules washing out of the downspouts in heavy amounts.

Roof leak repair in Lebanon, TN starts by ruling out what is not the roof

Part of honest roof leak repair is telling you when the roof is not the problem. The owners have seen it many times. An air conditioner condensate line that backs up in the attic can soak a ceiling and look exactly like a roof leak. So can an attic with humid air that is not being vented properly, which drips condensation onto the insulation below.

A ceiling bubble can hide how much water is sitting above it. If you see a bubble forming, Mike Mobley's practical tip is to put a bucket under it and puncture the bubble with the tip of a ballpoint pen, so the water drains into the bucket instead of spreading across the drywall. Then call us.

If we trace your problem to something other than the roof, we will tell you that plainly, and we will not sell you a roof repair you do not need.

Roof repair by roof type: shingles, metal and low slope

Asphalt shingle repair

Asphalt shingles are the main roofing material we work on. Typical repairs are pipe boot replacement, resealing or replacing flashing, replacing wind-damaged shingles, fixing a ridge vent, and replacing drip edge. When older shingles are replaced in one area, the new ones may not match the faded color exactly, and we will tell you ahead of time what to expect.

Metal roof repair

Metal roofs leak too, usually at fasteners, trim or penetrations, and the leak can show up far from its source. We locate it, repair it and seal it properly. We also install exposed fastener panels, standing seam and metal shingles when replacement makes more sense.

Low slope and commercial roof repair

For flat and low slope roofs we repair TPO and EPDM systems, and in the right conditions a coating can buy more life out of an existing TPO or EPDM roof. Business owners can read about commercial roofing in Lebanon on its own page.

Gutter and roof edge repairs in Lebanon

The roof edge is where roof problems and gutter problems meet. Clogged gutters hold water against the fascia and let it back up under the first course of shingles. Rotted fascia lets gutters pull away. The Lebanon office does gutter repair as well as installation, so a leak at the edge does not need two different companies.

Several of our recent Lebanon jobs were combined jobs: roof and gutter repair on the same visit, soffit and roof repair, and gutter cleaning with repair. If your problem is mainly the gutters, see our gutter installation page for Lebanon.

When we tell you repair is not enough

Repair first does not mean repair forever. If a roof is failing everywhere, patching it one leak at a time only delays the same decision and costs more along the way. The table shows how we weigh it, and we will walk you through it on your own roof.

What we say when a roof is near the end

We fix the leak for now and tell you the truth: you have a couple of years left, and it is time to plan for a new roof. That way you replace it on your schedule, not in the middle of a storm.

More questions we get asked

Is the roof repair estimate really free in Lebanon?

Yes. The free estimate is a roof repair diagnostic: we inspect the roof, find the cause of the leak or damage, photograph it, and give you a written proposal for the repair. There is no charge for the visit and no obligation to go ahead. If we find a bigger issue while we are up there, we show it to you separately rather than folding it into the repair price.

Can you find a leak that other roofers could not?

Finding leaks is the core of what our Lebanon repair team does, and several of our customers called us after other companies missed the source. We check pipe boots, flashing, valleys, ridge vents, exposed nails and attic conditions, and we also rule out causes that are not the roof, like an air conditioner condensate line. When we find the entry point, we photograph it so you can see it for yourself.

What is a pipe boot and why does it leak?

A pipe boot is the flashing collar that seals around a plumbing vent pipe where it passes through the roof. The rubber seal can crack and split as it ages in the sun, and water then runs down the pipe into the attic. It is one of the most common leak sources we see, and replacing a boot is usually a quick repair, as one Lebanon customer found when we replaced three boots instead of selling a roof.

Will my repaired shingles match the rest of the roof?

We match the shingle type and color as closely as we can, but new shingles on an older roof may look slightly different at first because the existing shingles have faded. We tell you before the repair how close the match is likely to be. For a small repair on a roof with years of life left, stopping the water matters more than a perfect color match, and we will be honest about that tradeoff.

What should I do while I wait for a roof leak repair?

Protect the inside of the house first. Move furniture and electronics away from the drip, set out a bucket, and if a ceiling bubble is forming, puncture it with a ballpoint pen tip over the bucket so the water drains instead of spreading. Do not climb onto a wet roof yourself. Call (615) 455-3131; calls are answered or returned day or night, and on-site work depends on weather and safe conditions.

Do you repair metal roofs and flat roofs in Lebanon?

Yes. We repair metal roofs, including leaks at fasteners, trim and penetrations, and we repair low slope TPO and EPDM roofs on homes and commercial buildings. Where it fits, a coating can extend the life of an existing TPO or EPDM roof. Tell us the roof type when you call, and we will send the right person to look at it.

How do I know if I need a repair or a new roof?

We will tell you after we have been on the roof. One clear leak source on a roof with sound shingles usually means repair. Brittle shingles on every slope, widespread soft decking, or leaks that keep moving usually mean replacement. Our motto is repair when we can, replace when we should, and if your roof is close to the end, we will fix the leak for now and help you plan for the replacement.

Do you help if the leak came from storm damage?

Yes. If wind or hail caused the damage, we document it with photographs, and our HAAG Certified Inspector training for residential roofs helps us record it the way adjusters expect. We help with insurance documentation, while the insurance company makes the decision on the claim. Either way, we can make the repair that stops the water.
