Roof replacement
Residential roof replacement and new roof installation, explained first
A roof replacement is one of the biggest checks a homeowner writes. We make sure it is the right call, then we explain every part of the new roof installation before you sign.
Mobley Brothers Roofing & Renovation has handled residential roof replacement for homeowners across East and Middle Tennessee since 2007. Brothers Mike and David Mobley still run the two offices, Mike in Knoxville and David in Lebanon, and full roof replacements are the core of what our crews do every week. Our motto is simple: repair when we can, replace when we should.
That means the first visit is an honest look at your roof, not a sales pitch. If a repair will carry the roof a few more good years, we will tell you. If the roof is worn out, we will show you why with photos, put the full scope in a written proposal, and protect your home while the new roof goes on.
Roof replacement or repair: how we decide
Most roofing pages skip this question because a replacement is a bigger ticket. We start with it. Our repair technicians go up on the roof, look at what is actually failing, and ask the same questions every time: how many good years does this roof have left, and can we fix it and stand behind the fix?
Sometimes the answer is a handful of pipe boots and a few ridge shingles. Sometimes the answer is that we can stop today's leak, but the roof has two or three years left and you should start budgeting for a replacement. We tell homeowners that plainly, because a repair that buys time is still a good repair when you know what you are buying.

When a repair makes sense
The damage is limited to one area, such as a failed pipe boot, lifted flashing at a chimney, a damaged ridge vent, or a few shingles blown off in a storm. The rest of the roof still lies flat, holds its granules, and has useful life left. In those cases we fix it and move on.
When a replacement is the better investment
The shingles are worn across the whole roof, leaks keep showing up in new places, the decking underneath has gone soft, or repairs would cost a large share of a new roof and still leave you with an old one. At that point, patching keeps money flowing into a roof that is finished.
| Factor | Points toward repair | Points toward replacement |
|---|---|---|
| Remaining life | Several good years left on the shingles | Worn across the whole roof, a few years or less left |
| Where the problem is | One spot: a boot, flashing, a vent, a few shingles | Leaks or damage in several areas at once |
| History | First leak, clear cause | Recurring leaks after earlier repairs |
| Decking | Solid when we walk it | Soft or spongy spots that signal rot below |
| Storm damage | Isolated, repairable damage | Widespread damage that may be an insurance matter |
| Your plans | You need time to budget | You want one job done right and a new warranty |
Signs your roof may need replacement
None of these signs alone proves you need a new roof. Each one is a reason to have someone look closely before the next heavy rain.
- Water stains on ceilings or walls, especially more than one
- Shingles missing, cracked, curled, or blown into the yard after ordinary wind
- Heavy granule loss in the gutters or bare spots on the shingles
- Daylight visible in the attic
- A roofline that sags or looks wavy from the street
- Leaks that come back after earlier repairs
- Soft spots underfoot when the roof is walked
Our residential roof replacement process, step by step
Owners Mike and David describe the same process for both offices. Here is what happens from the first call to the final walkthrough.

- 01
Satellite measurement, then a look at the roof
We measure the roof from satellite imagery and build your proposal from that, with allowances for decking and other hidden damage spelled out. We look at the roof in person before install day, and sooner if you have a concern or the house is older.
- 02
Photos of what we found
We photograph the problems we find and show them to you, whether that is worn shingles, failed flashing, or soft decking. You should see what we see before you decide anything.
- 03
An electronic written proposal
You receive an electronic written proposal with the terms and conditions, the shingle colors, and the materials going on the roof. Possible decking or skylight costs are stated up front, so nothing is a surprise halfway through the job.
- 04
Property protection and tear-off
On installation day we set up the Catch-All protection system where required, then strip the old roof down to the decking. We do full tear-off replacements rather than laying new shingles over old ones, so we can see and fix the deck.
- 05
New roof installation and cleanup
The crew replaces any bad decking at the price in your proposal, installs the new roofing system, and cleans up the property before leaving. Then we walk the job with you.
What your written proposal covers, including decking and skylights
The hardest part of comparing roofing quotes is knowing what each one leaves out. Our written proposal spells out the roofing system we are installing, the colors you picked, the terms, and the total for the job. It does not list every nail and roll of underlayment by default; if you would like a fully itemized list, ask and we will provide it.
Two items cannot be known for certain until the old roof comes off: the condition of the decking and the condition of any skylights. So we put them in writing ahead of time. If boards have to be replaced, the proposal shows the price per board. If a skylight needs to be replaced instead of reflashed, the proposal shows that cost too.
Here is why it matters. On a 42-square home in Middle Tennessee, David's team told the homeowner during the estimate that there were soft boards and what each board would cost. Once the shingles came off, about 60 of the 140 sheets of plywood had to be swapped. We photographed the decking and showed her the damage. Because the per-board price was already agreed, the added cost was far less than she had feared, and she understood exactly why the work was needed.

Protecting your property, with the Catch-All system where required
Old shingles and nails have to come off the roof somewhere. Too often they land in flower beds and lawns. Both of our offices use the Catch-All system where required: a protective drape that hangs over the edge of the house and catches debris before it reaches your shrubs and grass.
The system also includes pieces that protect your gutters from ladders, ladder stands that keep ladders off the gutters entirely, and a net that covers your air conditioning unit. We protect garage doors as well. We use the most protection on two-story homes, where debris falls a long way. It is an investment we made in equipment because it is the right way to treat someone's home.
Materials and GAF coverage for a new roof installation
Most of the homes we reroof get architectural asphalt shingles. We do not install three-tab shingles. For a few dollars more, an architectural roof lasts longer and looks better, and homeowners are happier with it. We also install standing seam and other metal roofs when that suits the home and budget.
Mobley Brothers is a GAF Master Elite residential roofing contractor, and GAF is the manufacturer that backs our work. Qualifying new-roof installations can carry up to 50 years of coverage through GAF programs, including the GAF Golden Pledge warranty. Because that coverage runs through the manufacturer, it does not rest on any single contractor. We will walk you through which coverage applies to your roof before you sign.
As a GAF Master Elite contractor we can register GAF's enhanced warranties, which add up to 25 years of workmanship coverage on qualifying installations, and GAF backs that coverage even if a contractor closes. Your written proposal names the specific warranty and its terms for your roof system.

What to look for when hiring a roof replacement contractor
After a big storm, trucks from out of town show up and start knocking on doors. Many of those companies are gone when a problem shows up a year later. We do not knock on doors after storms. People call us, and we are still here.
Whoever you hire, check these things before you sign anything.
- A Tennessee contractor license you can look up yourself. Ours is Tennessee contractor license 59116.
- Proof the company is fully licensed and insured.
- Manufacturer credentials, such as GAF Master Elite, and the specific warranty that applies to your roof.
- A written proposal that names the materials and states possible decking costs up front.
- A local office and a track record. We are BBB Accredited with an A+ rating at both offices.
- A clear answer on whether the job is a full tear-off or an overlay.

“Mike and his crew did a phenomenal job of replacing our old roof. He was very thorough and communicated every step of the way what we needed and any issues/problems that may come up. His crew was extremely efficient and did an incredible job of cleaning up at the end as well. Price was competitive and I would use them again in a heartbeat. Overall, very excellent job installing a new roof.”
“Our roof was replaced in a short time coming right in as quoted (no add-ons). Best of all the roof looks great.”
“We love our new roof. Even when there were a few hiccups (had to replace extra boards and two layers of shingles to remove) I got a call right away explaining what the problem was and what would happen. This is a very honest and upfront company.”

Questions homeowners ask
Straight answers, the way we would give them on your driveway. If yours is not here, call the office and ask.
More questions we get askedHow do I know if I need a new roof or just a repair?
You need a replacement when damage is spread across the roof, leaks keep coming back, or the decking has gone soft; a single failed boot, flashing, or a few missing shingles usually calls for a repair. Our technicians look at the whole roof, estimate how many good years it has left, and show you photos. If a repair will hold, we will recommend the repair and tell you when to start budgeting for a new roof.
What happens if you find rotten decking during my roof replacement?
We replace the damaged boards at the per-board price already written into your proposal, and we photograph the decking so you can see why. Decking condition cannot be fully known until the old shingles come off, which is why we state that cost up front. You will not get a surprise number in the middle of the job.
Do you lay new shingles over my old roof?
No, we do full tear-off replacements down to the decking. An overlay adds weight, traps moisture and any rot under the new layer, hides soft decking, and can affect warranty benefits. Tearing off lets us inspect and repair the deck before the new roof goes on.
What warranty comes with a new roof from Mobley Brothers?
Qualifying new-roof installations can carry up to 50 years of coverage through GAF programs, including the GAF Golden Pledge warranty, because we are a GAF Master Elite residential contractor. Which coverage applies depends on the system installed. We explain the options and put the terms in writing with your proposal before any work starts.
Is my roof estimate free?
Yes, we offer free estimates for roof replacement. We measure the roof by satellite, send an electronic written proposal with the materials, colors, and any decking or skylight contingencies listed up front. There is no obligation to move forward.
Can you finance a roof replacement?
Yes, financing is available upon credit approval, with credit and loans provided by Regions Bank. When the job is finished, you can also pay by cash, check, credit card, or debit card. Ask either office about financing when you request your free estimate, and see our financing page for details.
Will insurance pay for my roof replacement?
Insurance may pay when the damage comes from a covered event such as hail or wind, but we cannot promise any claim outcome. What we can do is inspect the roof, photograph the damage, and help document it. Our team includes a HAAG Certified Inspector for residential roofs. Our insurance claims page explains how we help.
How do you protect my yard and house during the job?
Where required, we use the Catch-All system, which drapes over the roof edge to catch shingles and nails before they hit landscaping. It also includes gutter guards for ladders, ladder stands, and a net over the air conditioning unit, and we protect garage doors. The crew cleans up before leaving and walks the job with you.
Do I need to leave my home during a roof replacement?
No. Most homeowners stay home. It is loud, the crew is in and out of the yard, and we ask that cars come out of the driveway and garage before we start so nothing is parked under the work. Pets and small children are happier away from the noise, but you do not have to go anywhere.
How long does a roof replacement take?
Most homes take a day or two from tear-off to cleanup. Larger, steeper or more cut-up roofs, decking repairs and weather can stretch that to several days. The proposal gives you the expected timeline, and we tell you the day before if weather moves it.
Do I need a permit for a new roof, and who pulls it?
Where your city or county requires a roofing permit, we handle it as part of the job. You do not need to visit the permit office.
