Why are roofs so expensive? Most homeowners replace a roof only once or twice in their lives, so there's no frame of reference when the estimate arrives, and sticker shock is common. Your roof has a big job to do, and doing that job right takes a lot more than a few bundles of shingles. Here's what goes into the price of a new roof or a repair in Middle and East Tennessee, and why two quotes for the same house can look so different.
Why are roofs so expensive to replace?
A roof replacement is a construction project done outdoors, on a slope, against the weather, with tons of material going up and old material coming down. Every roof is a little different, so the price comes from the roof itself:
- Size: roofs are measured in squares, and one square is 100 square feet of roof surface. More squares means more material and more labor.
- Pitch: steep roofs take longer and need more safety equipment.
- Complexity: valleys, dormers, skylights, chimneys and multiple rooflines all add flashing and detail work.
- Materials: architectural shingles, metal and premium systems each carry different material costs.
- Deck condition: rotted or damaged decking has to be replaced before the new roof goes on.
- Layers and access: more old layers mean more tear-off labor and disposal, and tight lots, landscaping or multiple stories make it harder to get material on and off the roof.
What's included in a complete roof replacement
Shingles are the biggest single material cost, but they're only one part of a roofing system. A complete replacement also includes:
- Tearing off the old roof down to the deck, plus disposal fees for the debris
- Inspecting the decking and replacing any soft or rotted boards
- Underlayment over the whole deck
- Leak barrier (ice and water shield) in valleys and other vulnerable areas
- New flashing around chimneys, walls and vents
- Ventilation at the ridge and eaves so the attic can breathe
- Starter strips and ridge cap shingles
- Labor for a full crew, which grows with the size and difficulty of the roof
- Protecting the property around the house and cleaning up afterward

The cost of doing business the right way
Whether you need a repair or a new roof, a reputable roofing company builds the cost of working responsibly into every quote. This is overhead, and it protects you as much as it protects us:
- Liability insurance
- Workers' compensation insurance
- Vehicle and equipment insurance
- Licensing (we hold Tennessee contractor license 59116)
- Ongoing training and manufacturer certification
- Tools, safety equipment and supplies
- Travel to and from the job site
A contractor who carries none of this can quote lower. But if a worker is hurt on your property or your home is damaged, you could be the one left paying for it. You can check any Tennessee contractor's license on the state's license verification site.
Why roofing materials cost more than they used to
If it's been 15 or 20 years since you last replaced a roof, today's numbers can come as a shock. Material costs are a big reason. The U.S. Bureau of Labor Statistics tracks a producer price index for asphalt roofing products, and that index rose from 212.3 in January 2010 to about 359 in January 2025, an increase of roughly 69 percent at the manufacturing level. It doesn't mean every bundle costs exactly that much more, but it shows how far prices have moved.
Shingles are only part of the picture, too. Underlayment, flashing, vents, fasteners, drip edge, labor and disposal have all risen over the same years.
What goes into a roof repair price
Every roof repair is different. Some only need flashing resealed or a pipe boot replaced to stop a leak; others need a section of shingles, underlayment or decking replaced. We price each repair on the time it will take, the materials needed and how many people have to come to the job, plus the basic costs above. A leak that has already soaked the decking costs more to fix than one caught early, which is why it pays to call at the first stain. Why roofing quotes vary so much
When one quote is much lower than the others, compare what each includes before you compare the totals:
- Is it a full tear-off, or an overlay on top of the old shingles?
- Does it include new underlayment, leak barrier, flashing and ventilation, or reuse old parts?
- How is bad decking handled, and at what price?
- Is the contractor licensed, insured, and certified to offer the manufacturer's enhanced warranty?
- Is everything in a written proposal you can keep?
