What should be in every roof replacement contract

There are jobs you can have done on a handshake deal. Things like getting your grass cut every week or a window washing service.

There are jobs you can have done on a handshake deal. Things like getting your grass cut every week or a window washing service. However, few other home improvement jobs should be done without a contract. Knowing what to look for in your roof replacement contract is key to ensuring the job is done right, with the materials you want used. Here are things to look for from your roof replacement company once you move past the free roof replacement estimate.

Company & contact information

You want the company to include full contact information on the contract. Without the name, address, phone and even a licensed number (if that is required in your area), your contract may not hold up in court if you ever need to file suit. For your convenience, it should also include your main point of contact’s phone number in case you have questions during the project.

Details of work being performed

Some roofing companies don’t remove the current roof. Others remove it but don’t include the cost of hauling it away in the contract. When you look at your roof replacement contract look for details regarding:

  • Tear off or roof overlay
  • Cost of hauling away and disposal of roof debris
  • Installation of new vents, roof deck or minor repair
  • New flashing installation
  • Gutter replacement (if included)
  • Daily and end of job clean up

Depending on the work the roofing company proposes you need, your roof replacement contract will have different elements. Some of the above may be included in yours, others may not. Just make sure all the work they’re doing for you is included in writing.

Specific materials information

Your roof replacement contract should include specifics about the roofing material including brand, style and color. It should also detail the type of underlayment and that they’re using starter shingles and finishing strips. You want your entire roofing system detailed in your contract. They should also include the details of the warranty they provide. Also check that the information about your manufacturer’s warranty is listed. This may be just listing the name of the warranty and providing the URL to find the details or how to register your roof.
