Siding installation, siding repair and exterior renovation from the same family team that handles your roof and gutters, so the whole outside of your house works together.

Siding is the part of the house that keeps rain, wind and pests out of the walls, and when it fails, the damage behind it can be worse than what you see. Mobley Brothers Roofing & Renovation repairs and installs vinyl, wood and fiber cement siding across East and Middle Tennessee, from our Knoxville office in Hardin Valley and our Lebanon office. The renovation half of our name is real: we frame gables, build decks, install attic vents, blow in insulation and fix ceilings and sheetrock after leaks.

We work the way we do on roofs. We find the real problem, show you photos of it, put the scope in writing, and repair what can be repaired before we talk about replacing anything. David Mobley is a licensed general contractor, so when a job goes past the siding into framing or structure, the same company can see it through.

## Siding repair for the problems we see most

### Cracked, loose or blown-off siding

Wind can pop vinyl panels loose or tear them off, and impacts crack them. A few damaged pieces can usually be replaced without redoing the wall. We have replaced strips of siding blown off a chimney chase and sections cracked in storms.

### Wood rot

Wood siding and trim rot where water sits: at the bottom edges, around windows and doors, and where a roof meets a wall. Dormers are a frequent trouble spot, especially when the siding and flashing were installed wrong to begin with.

### Rotted sheathing behind the siding

When water gets behind siding for long enough, the sheathing underneath goes soft. We open the wall, show you what we find, replace the bad sheathing, and close it up with proper flashing so the water stops.

### Warping, fading and peeling paint

Faded or warped vinyl and peeling paint on wood are often cosmetic at first, but they can also be a sign that moisture or heat is getting where it should not. We will tell you which is which.

### Pests

Gaps in siding and damaged soffit invite squirrels, birds and insects. We have cleaned out nests behind siding and replaced soffit that animals chewed through, then sealed the opening so they do not come back.

## Why homeowners call us for siding installation and repair

### One call for the whole exterior

Roof, gutters, fascia, soffit and siding all meet at the same edges, and most leaks start where one trade's work meets another's. Because we handle all of them, nobody is pointing at someone else's work. Many customers have us do the roof, gutters and siding together.

### Licensed and insured

We are fully licensed and insured under Tennessee contractor license 59116, BBB Accredited with an A+ rating, and a GAF Master Elite residential roofing contractor. David Mobley is a licensed general contractor.

### Care for your property

We protect landscaping, clean up every day, and send photos of the finished work. Our crews treat your house the way we would want ours treated.

## Siding materials we install: vinyl, wood and fiber cement

The right siding depends on the look you want, how much upkeep you are willing to do, and what is already on the house. These are the three materials we install and repair.

| Material | Strengths | Things to know |
| --- | --- | --- |
| Vinyl | Low maintenance, never needs paint, wide range of colors, easy to repair a few panels at a time | Can crack from impacts and loosen in high wind; older colors can be hard to match |
| Wood | Traditional look, can be painted or stained, suits older homes | Needs regular paint or stain; rots where water sits |
| Fiber cement | Durable, resists rot and pests, holds paint well, looks like wood | Heavier and more labor to install; must be cut and flashed correctly |

## Siding installation: what to expect

### A look at the walls

We look at the siding, trim, soffit and the way the roof and gutters shed water onto the walls. If something behind the siding is the real problem, we want to find it before we quote.

### A written proposal

You get a written scope with the material, color and trim work, and any possible sheathing repair called out up front so there are no surprises once the old siding comes off.

### Tear-off and repair

We remove the old siding, repair soft sheathing and rotted trim, and flash windows, doors and roof-to-wall joints so water is directed out, not in.

### Installation and cleanup

The new siding goes up with the trim, soffit and fascia wrap to finish it. We clean up, walk the job with you and send photos of the finished work.

## Exterior renovation beyond the siding

Our exterior renovation work usually starts with a roofing or siding job and grows from there. These are the kinds of projects our crews and our framer take on.

### Framing and gables

We frame new gables and reframe rooflines. One project Mike described called for new gables on the front and back of a ranch-style house, framed openings for large windows and a French door, new siding on the new walls, and a standing seam metal roof over all of it.

### Decks

We build decks that homeowners use for years, and we repair rotted deck boards and framing when a deck has been soaking up water from a bad gutter or roof edge.

### Attic ventilation and insulation

A hot, humid attic cooks shingles and can grow mold that homeowners mistake for a roof leak. For one homeowner whose air conditioning could not keep up, we removed the old ridge vent and sealed it up, installed solar power vents and blew insulation into the attic. He told us the attic dropped from around 120 degrees to about 80.

### Ceilings and sheetrock

When a leak or a falling tree damages the inside of the house, we repair the ceilings and sheetrock along with the roof, so you are not coordinating three different contractors after a bad week.

## Storm and leak damage to siding and interiors

Storms that damage a roof often damage the siding, soffit and gutters too, and a tree strike can reach all the way into the ceilings. We inspect and photograph all of it, so you have one clear record of what happened and one plan to fix it.

If you are filing an insurance claim, our photos and written estimate are yours to share with your insurer. You file the claim and the adjuster decides what your policy covers; we document the damage and do the work. We never promise what an insurer will approve.

## Matching new siding to what is already on your house

Matching is the hardest part of siding repair. Colors fade in the sun, and manufacturers change profiles and colors over the years, so a new panel may not look exactly like the ones next to it. We do our best to match what is on your home, and we are upfront when a perfect match is not possible.

When it is not, we will talk through the honest options: using matching panels taken from a less visible wall, finishing the repair at a natural break such as a corner, or residing a full wall so it looks right. On insurance claims involving siding, we have sent out samples so the question of whether a match exists is answered with a report instead of an opinion.

## Frequently asked questions

### Should I repair my siding or replace it?

Repair when the damage is limited to a few panels or boards and the wall behind it is sound. Replacement makes more sense when damage is widespread, the siding is failing all over, the sheathing behind it is rotting, or a repair cannot come close to matching. We will show you photos of what we find and explain which way we would go, and why. Repair when we can, replace when we should.

### Can you match my existing vinyl siding?

Often, but not always. Vinyl fades with sun exposure, and manufacturers change colors and profiles over time, so a new panel may look slightly different from old ones. We do our best to match what is on your home and tell you upfront if a close match is not possible. Then we explain the options, such as borrowing panels from a less visible wall or residing one full wall.

### What siding materials do you install?

We install and repair vinyl, wood and fiber cement siding. Vinyl is low maintenance and never needs paint. Wood gives a traditional look but needs regular paint or stain. Fiber cement resists rot and pests and holds paint well, though it takes more labor to install. We will help you weigh the look, upkeep and cost of each for your house.

### Do you do exterior renovation work besides siding?

Yes. Our exterior renovation work includes framing and new gables, decks, soffit and fascia, attic ventilation and insulation, and interior ceiling and sheetrock repair after leaks. David Mobley is a licensed general contractor, and our framer handles carpentry and structural fixes. Much of this work grows out of a roof or siding job, when we find something that should be fixed while we are there.

### Can bad siding cause leaks inside my house?

Yes. Water that gets behind damaged siding or poorly flashed trim can soak the sheathing and run down inside the wall, showing up as stains around windows or on ceilings. It can look like a roof leak when it is not. We trace the water to where it actually enters, whether that is the roof, a roof-to-wall joint, a window or the siding itself, before we recommend a fix.

### Do you repair siding after storm damage?

Yes. Wind and hail crack and loosen siding, and falling limbs can break it and the sheathing behind it. We inspect and photograph the siding along with the roof, gutters and soffit, repair what was damaged, and give you documentation to share with your insurer if you file a claim. You file the claim and the adjuster decides coverage; we do not promise an outcome.

### Why does my attic get so hot, and can you fix it?

Most hot, humid attics are a ventilation and insulation problem. When hot air and moisture cannot get out, the attic overheats, shingles age faster, and condensation can grow mold that looks like a leak. We can add or replace roof vents, including solar power vents, seal off vents that are working against each other, and blow in insulation so the house stays cooler and quieter.
