Ever wonder why roofing contractors like us never advertise a specific roof replacement cost? That’s because no two homes are the same, and, therefore, there are many factors that may affect the cost to replace a roof.
Roof Size and PitchOne of the first things roofers do when calculating roof replacement costs is measure the roof area and divide it by 100, which results in what we in the industry call a roofing square. Roofing manufacturers supply roofing materials per roofing square, or the equivalent of 100 square feet. The steeper the roof pitch is, the bigger the roof area will be relative to the house’s floor area. This is an important consideration when you’re considering increasing the roof pitch as it will also increase the amount of required materials.
Tear-Off and DisposalBefore roof replacement can commence, the old roof will have to be removed, and the waste material taken off the property. The bigger the roof, the higher the tear-off and disposal costs will be. Heavy roofing materials like slate may have higher disposal costs. While some roofing contractors let their clients make their disposal arrangements, it may take a lot of effort to do so, and the cost difference is usually not that high. Also, throwing discarded asphalt shingles in with the rest of the garbage doesn’t always guarantee that it will be properly discarded.
Roofing MaterialAsphalt shingles may be commonplace, but their prices vary wildly, thanks to hundreds of options available. In addition to the classic three-tab shingles, there’s also laminate (or “architectural”) shingles as well as specialty ones that mimic tile or wood shakes. Multiply that with the number of roofing manufacturers who offer similar products, and you can see how choosing a slightly different product will affect the final quote.
Warranty CoverageFactory warranties are available in many different levels, with different associated costs with them. Before you go straight to choosing the most basic coverage, top-tier warranties usually provide decades of additional coverage and can even include coverage for workmanship and accessories as well as tear-off and disposal costs.
